Gainesville Housing Costs

I was thinking about how our town's median rent is 7% below the state average, which is a nice change of pace for people looking for a place to live. It makes me wonder if longtime residents feel like they can still afford to live here, or if the costs are starting to feel out of reach, what's your experience been like?
