Living in Arbutus

I love that our town has a relatively short average commute to work, just 25 minutes, which is even lower than the state and national averages. This makes it easier to balance work and family life, and have some extra time to enjoy the beautiful fall weather we're having, like today's mostly sunny skies. What's the most underrated thing about living in Arbutus that you appreciate?
