A solid town with one catch. Its best grade is for schools: its schools rank ahead of 86% of California towns. The trade-off is cost of living: the typical home is worth about $888K, 8.1 years of the Oxnard metro’s $110K median household income. Hazard risk is weaker too (D): FEMA rates its natural-hazard risk higher than 91% of U.S. communities, with inland flooding at the top. All told, that adds up to a B overall and a rank of 126th of 841 in California. On that grade it does better than 62% of U.S. towns. On the outdoors, just 60 of California’s 1,064 towns do worse. Casa Conejo’s midpoint rent is $2,946 a month, above both California’s towns ($1,895 a month) and U.S. towns ($1,185 a month).
