Property tax · 2025

The commune’s property-tax rate is 35.50%

Owners pay the taxe foncière on built property each year. The bill is the rate times half the home’s cadastral rental value (valeur locative cadastrale), a notional rent the tax office sets for each home; the intercommunality’s rate and the household-waste charge (TEOM) can add to it. Since 2021 the commune’s rate includes the share the département used to levy.

How to read these numbers

What this data can and can’t tell you

  • Prices. The median of the prices per m² of houses and apartments sold in Ouges over three years, from the public file of property sales (DVF). Half sold for more, half for less. We show a median only where 30 or more homes sold, and never an individual sale: the decree that publishes DVF forbids it.
  • Rents. The Housing Ministry predicts a rent per m² for every commune from online listings, charges included. It is an estimate of asking rents, not of rents tenants actually pay.
  • Income. The median annual income per consumption unit: disposable income after taxes and benefits, divided by the household’s consumption units. It is not a household’s income. We use the intercommunality’s, the area people live and work across; the four island communes with no intercommunality use their own.
  • Property tax. A rate, shown and never graded: what owners pay depends on each home’s cadastral rental value, which isn’t published.
